A New Roof for Your Lemay Home

Lemay counted 17,117 people at the 2020 Census on 4.10 square miles of land. It is unincorporated, so St. Louis County, not a city hall, oversees building permits. Its edges are easy to trace: the River Des Peres on the north, the Mississippi on the east, I-255 on the south and I-55 on the west.

Roofers, not homeowners, pay this site for each referral. We never touch a shingle or step into an insurance claim. Send a short request, and one independent roofer calls to book a free inspection and a written, line-by-line estimate.

Homes and Roofs in Lemay

Lemay began as the slice of the old Carondelet Common lying south of the River Des Peres, and its first subdivision dates to 1858. A 1993 St. Louis County historic inventory found that most of today's subdivisions, and the small brick houses that give them their look, went up between 1890 and World War I. The business district at the north end of Lemay Ferry Road dates from about 1910.

A house from that era may hide extra shingle layers, board decking or chimney flashing patched many times over. Ask the roofer to check each one. Lemay's median owner-occupied home value is $152,200 and 77.1% of homes are owner-occupied (Census ACS, 2020–2024), so a tight, itemized quote matters.

From Repair to Replacement in Lemay

  • Full replacement. On an older Lemay house, a tear-off down to the decking shows which boards need replacing before the new roof goes on.
  • Storm and hail damage. A roofer can record hail damage with photos and a price; settling the claim stays with you and your insurer.
  • Metal roofing. Going from shingles to metal changes the roofing type, so the County requires a permit. Ask how the switch changes the timeline.
  • Shingle roofing. Class 4 impact-rated shingles cost extra; This Old House recommends them for Missouri, but the County does not require them.
  • Repairs. A leak at the chimney or a valley may be fixable on its own, putting off a full re-roof.

Storms on Record in Lemay

The March 14, 2025 EF-2 tornado, rated at 115 mph by NWS St. Louis, ended its path at the Jefferson Barracks VA hospital in unincorporated St. Louis County, close to Lemay. That night a resident just south of Lemay twice reported quarter-size hail lying 2 to 3 inches deep, and another 1-inch report came from northwest of Lemay.

NWS records also show an F2 tornado that formed near Lemay on February 25, 1956, unroofing four homes and tearing them apart. Missouri finished second nationally in State Farm's 2025 hail claim payouts. Hail can bruise shingles without causing a leak right away.

Permits in Lemay

Lemay has no city building department, so building permits come from St. Louis County Public Works. Its building code (Ordinance 27,654, §105.1.2) asks for a permit whenever a roof pitched below 4:12 gets new roofing, and whenever the covering changes type, shingles to metal being the common example. Otherwise, have your roofer check the County's requirement and secure a permit if the job needs one.

Missouri has no roofer license to look up. Ask each roofer for a liability insurance certificate, a local address, references and a written contract, and find out who will pull the permit.

Help That Knows Lemay

  • Roofers near the river. We look for independent roofers who already work streets off Lemay Ferry Road, South Broadway and Telegraph Road.
  • Respect for older homes. A good estimate on an early brick house notes decking, flashing and ventilation, not just shingles.
  • Straight dealing. A Missouri roofer may not promise to pay your deductible or hand you a gift or credit for signing. Walk away from anyone who offers.
  • A long local story. Jefferson Barracks dates to 1826 as the Army's first permanent base west of the Mississippi, and its national cemetery at 2900 Sheridan Road to 1866.

Questions Asked in Lemay

Does replacing the roof on a Lemay house need a permit?

It depends on the roof. The County asks for a permit when a low-pitch roof (below 4:12) is redone or when the roofing type changes. A shingle-for-shingle job on a steeper roof may not hit either trigger, so let your roofer verify with the County and take out any permit required.

My house is over 100 years old. Is a full tear-off always needed?

Not always. Much of Lemay was built between 1890 and World War I, and some roofs from that era carry several layers. A roofer can tell you whether a repair still makes sense or stripping to the decking is wiser, and put both options in writing.

Did the March 2025 storm damage roofs in Lemay?

NWS logged quarter-size hail in and near Lemay that night, piled 2 to 3 inches deep at one spot, and the EF-2 tornado ended at Jefferson Barracks. That does not mean your roof was damaged. A free inspection will tell you either way.

Who talks to my insurance company?

You do, or a public adjuster you hire under a Missouri license. State law keeps roofers from representing you or negotiating a claim. Your roofer can measure, photograph and price the damage for you to share. Questions go to the Department of Commerce and Insurance at (800) 726-7390.
